Dual occupancy proposed for Adelaide Ave

An attached dual occupancy has been proposed for 57 Adelaide Ave, Umina Beach, according to the Central Coast Council planning portal.

The site is 620.4 square metres with rear lane access, according to the application prepared by Clarke Dowdle and Associates on behalf of the owner.

The application is for "the construction of a part single and two-storey attached dual occupancy development as illustrated in the plans prepared by Knight Mapleton Partners".

"The dwellings are attached via roofing and are integrated in terms of style, roof design and use of external materials.

"Unit 1 fronts the Adelaide Ave and includes a single garage living areas and kitchen downstairs with two bedrooms and bathroom on the upper floor."

"Unit 2 is a three-bedroom single story dwelling with a single garage fronting the lane.

"The unit includes a home office to the rear and kitchen and living areas facing northern private open space.

"The dwelling construction would utilise reinforced concrete slab footings, timber roof rafters with colorbond roof sheeting, aluminum framed windows, mixture of external cladding.

"The external finish includes weatherboard cladding, powder-coated windows and colorbond roofing.

"The proposal includes water tanks and landscaping."

The landscaping plan indicates that an existing tree is to be retained at the rear of the property opposite the lane. The species is not specified.

The application also proposes the removal of a street tree "from the nature strip to allow the construction of a new driveway for lot 1".

"Notwithstanding the removal of the tree, the character of the leafy area would be retained."

The application claims compliance with all planning provisions apart from the rear setback which should be 4.5 metres but is only 900mm.

The application claims to "meet objectives", arguing that: "The siting of the single garage adjacent to the rear lane would be consistent with secondary dwelling and ancillary structures that have been sited within close proximity of the rear lane within the area and within the entire Woy Woy-Umina Beach Peninsula Area."

The application is currently open for written submissions from the public.

The Council's planning portal does not specify a closing date.
